What is Preventive Maintenance?
Preventive maintenance is the regular, scheduled servicing of equipment carried out to keep it in good working order. Rather than waiting for something to break down, preventive maintenance involves routine inspections and servicing to identify and address potential issues before they become problems.
Think of it like a car service, you don’t wait for the engine to fail before changing the oil. You do it regularly to keep the car running reliably and safely.
What Does It Involve for a Car Stacker?
During a scheduled service, a qualified technician will visit the site and carry out a thorough check of the stacker. This includes inspecting the mechanical and structural components, testing all safety devices, checking electrical systems and controls, lubricating moving parts, and cleaning the equipment. At the end of the visit, the technician will document their findings and flag anything that may need attention in the future.
What Is Not Included?
Preventive maintenance is an inspection and servicing program only. It does not include significant repair work or the replacement of parts. If during a scheduled visit the technician identifies a component that is damaged, worn, or faulty, this will be reported to the Owners Corporation or building manager. Any repair work or parts replacement required would then be assessed and quoted for separately before proceeding.
How Is This Different to a Repair?
A repair is reactive, it happens after something has already gone wrong or stopped working. A repair is unplanned, can be more costly, and often results in the equipment being out of service while the work is carried out.
Preventive maintenance is proactive. Its purpose is to reduce the likelihood of unexpected breakdowns, extend the life of the equipment, and ensure the stacker remains safe to use at all times.
Owners Corporation Obligation
The carrying out of preventive maintenance is not discretionary. Under Rule 4.6(c) of the Owners Corporation Rules the Owners Corporation is required to do all things reasonably required to ensure that all Car Stackers operate in the ordinary course as designed. Regular preventive maintenance is a key part of meeting this obligation and ensuring the continued safe and reliable operation of the stackers for all lot owners.
Allocation of Costs
The costs associated with carrying out preventive maintenance on the Car Stackers are shared equally across all Stacker Lot owners in accordance with Rule 4.7 of the Owners Corporation Rules. This ensures that the ongoing upkeep of the equipment is managed fairly across all owners who benefit from the service.
Inductions
Residents who own or use a car stacker are required to attend a mandatory orientation when moving in. Once you complete the induction, you can freely use the car stacker.

Common Stacker FAQs
To address a problem with a car stacker, there can be different situations, such as:
Scenario 1 (Non Urgent)
You are trying to use a car stacker, and it malfunctions. If it does not represent a risk for other vehicles and it doesn’t affect the operation of the driveway. For example. you want to put the car stacker down, but it doesn’t move.
Owner: If you are an owner, contact Paramount Strata directly to report the problem and request next steps.
Tenant: If you are a tenant You need to contact your property manager.
Scenario 2 (Urgent)
The car stacker presents a malfunction, and it represents a risk for other vehicles and the operation of the driveway. e.g. You put the car stacker down but cannot put it back up because it stops working.
Tenant: In this case, as it is an emergency, the tenant can directly contact ASK Building Solutions, so they send someone to fix the stacker as soon as possible. At the same time, they need to contact their property managers, so the property manager reports to Paramount Strata what happened with the stacker.
Owner: In this case, as it is an emergency, you can contact directly ASK Building Solutions, so they send someone to fix the stacker as soon as possible. At the same time, you must contact Paramount Strata to report what happened with the stacker and request next steps.
