AMENITIES

RULES OF USE

Residents must ensure they read and understand all Rules of Use in relation to the amenities and are reminded that the amenities are for the enjoyment of all residents. 

 

Respect other resident’s right to quiet enjoyment of their property and others using the amenities.

Lounge & Dining Room

​​OPENING HOURS

  • Monday to Sunday - 5:00am to 11:30pm

  • The Lounge & Dining  is not available for bookings on a Public Holiday, or days in lieu of a Public holiday, to allow all occupiers the ability to use this area during these periods.

BOOKINGS

  • Only residents of ILK Apartments may book the amenity.

  • Residents who book the amenity do so only for the stated purpose, which purpose must be lawful and conducted in a manner that does not disrupt or inconvenience other residents..

  • The period of the booking shall commence in accordance to the allocated times and conclude at the agreed times nominated on booking application and amenities vacated promptly.

  • The resident must be in attendance during the function at all times & is responsible for all persons in attendance.

  • The resident or their guests will under no circumstances use the facilities for any trade or business where they receive financial restitution.

FAIR USE OF BOOKABLE AMENITIES

  • You cannot book both sessions on one day or in conjuntion with the Cinema.

  • Each Lot is entitled to one booking per quarter.

  • Booking must be made a minimum 7 days in advance. 

  • Bookings can be made maximum of 45 days in advance.

USE OF THE AMENITY

  • The Lounge & Dining is only to be used for the intended use of the space.

  • The equipment in the Lounge & Dining is provided as it, and cannot be reconfigured for specific bookings. 

  • DO NOT tamper or interfere with the equipment in the Lounge & Dining.​

  • Furniture may be rearranged providing it is done so safely, without causing damage and all furniture is returned to it's original location prior to the end of the booking.

  • Light fittings must NOT be moved.

  • Nothing is permitted to be affixed to the ceiling, walls, furniture or equipment at any time. ​

  • The internal walls of the Lounge & Dining bound the area of the booking.

CLEANING

  • A cleaning fee of $150.00 is required to clean and prepare the area prior to the booking.  It does NOT cover cleaning up after the booking.

  • All facilities including furniture, floor coverings, kitchen facilities and any other facilities utilised must be left clean and in good order.

  • Rubbish should be placed in the bins provided.

  • Additional cleaning charges may apply should the resident fail to clean the room adequately.

MAXIMUM CAPACITY

  • The Occupancy Permit states a maximum occupancy of 40 people in the Lounge & Dining at any one time. Non-Compliance of occupancy regulation will result in the request to close the function & to vacate.​

CHARGES

  • A non-refundable charge of $150 is payable for any bookings. This charge covers the costs to ensure that the room is cleaned and ready to use prior to the booking.

  • If additional cleaning is required following a booking, this cost may be on charged to the lot who made the booking.

  • Any repairs or servicing requied due to the actions of the resident or their guests will be on charged to the lot who made the booking.

CATERING

  • Cold and hot food may be served providing it is handled and served in a hygienic and safe manner. Food, beverages or alcohol may not be offered for sale in the function room.

  • Reheat or cooking appliances other than those already installed are not permitted.
    ​​​

RESTRICTION OF ALCOHOLIC BEVERAGES​

  • Responsible serving of alcohol must be enforced.

  • The Liquor Control Reform Act 1998 (the Act) is the primary piece of legislation regulating the supply and consumption of liquor in Victoria. The Licensee is responsible for the service of alcohol during the function & all obligations under the Liquor Control Reform Act. At no time can alcohol be sold by any means, marketed or promoted in the function room. Alcohol cannot be serviced to minors.

ANTI-SOCIAL OR VIOLENT BEHAVIOUR

  • Any acts of anti-social or violent behavior by any individual will not be tolerated.

  • In the event of anti-social or violent behaviour the booking will not be allowed to continue, access to the amenities may be suspended and police may be notified.

CHILDREN

  • Children must not interfere with other resident's enjoyment of the area.

  • Children are to be directly supervised at all times by an adult.

  • The resident is responsible for the actions and conduct of their guests, including children.

  • The Owners Corporation reserves the right to close the area should it be considered necessary to preserve the quiet enjoyment of other residents.

SMOKING

  • Smoking or vaping is not permitted at any time throughout the common areas of the building.

DAMAGE​

  • The resident is required to notify the Building Manager of any damages caused during the allotted time booked for the function.

  • Should any damage be caused to the function area during the period of the function booking, the cost of the repair will be charged to the lot who made the booking.

  • The resdient who makes the booking shall be responsible for and agrees to pay any costs for repairs of any damage caused during the function room booking time.

PAYMENT OF DAMAGES

  • The Owners Corporation reserves the right to recover any costs incurred as result of misuse or breach of these Rules of Use.

  • The repairing contractor determines the cost of damages. These costs will be sought from the responsible party. The resident accepts full responsibility for their guests.

OCCUPATIONAL HEALTH & SAFETY

  • Individuals must adhere to all Occupational Health and Safety requirements including those relating to exposure to noise, manual handling and safe operation of equipment.

  • Individuals shall comply in every respect with regulations under the Health Act 1958 and the Building Code of Australia with regard to public buildings for the prevention of overcrowding and obstruction of doorways, passages, corridors or any other part of the building to ensure the safe exiting from the building in case of an emergency.

  • Portable cooking equipment is not permitted on Common Property.

  • Dangerous goods or gas cylinders are not allowed on Common Property.

  • Power points are provided for use of equipment that conforms to Australian standards.

  • No sound amplification equipment is to be used without prior approval.

  • No additional lighting is to be installed in the function room without prior approval.​

ACCESS

  • Any user in breach of these rules will be asked to vacate the amenities immediately and their access to the amenities may be suspended.

  • The Owners Corporation and Building Management reserve the right to close the amenities for an extended period of time due to maintenance and/or to ensure the health & safety of all users of the amenities.

  • The Owners Corporation reserves the right to deny and/or limit a user’s access at any time as allowed under the Owners Corporation Act..

Cinema

OPENING HOURS

The cinema is only available via bookings

BOOKINGS

  • Only residents of ILK Apartments may book the amenity.

  • The chairs & centre table may NOT be moved for their designated positions. 

  • Other furinture may be moved providing it is done safey, and they are returned to their original locations at the end of the booking.

  • Nothing is permitted to be affixed to the ceiling, walls, furniture or equipment at any time. ​

CLEANING

  • All facilities including furniture, floor coverings, kitchen facilities and any other facilities utilised must be left clean and in good order.

  • Rubbish should be placed in bins provided.

  • If the room is not left in a clean and organised state a cleaning fee will apply.​

MAXIMUM CAPACITY

  • The Occupancy Permit states a maximum occupancy of 20 people in the Cinema at any one time. Non-Compliance of occupancy regulation will result in the request to close the function & to vacate.​

CHARGES

  • Any costs incurred by the Owners Corporation as a result of the booking will be on charged to the lot who made the booking.

  • Any attempt to reconfigure or tamper with the equipment and setup of the cinema will incur a minimum cost of $490 for the system to be serviced. 

​CATERING

  • Cold and hot food may be served providing it is handled and served in a hygienic and safe manner. Food, beverages or alcohol may not be offered for sale in the function room.

  • Reheat or cooking appliances not already positioned in the room are not permitted in the function room.

The Terrace

OPENING HOURS

USE OF THE AMENITY

  • The Amenities are intended for use by residents and/or guests only and only for the intended use of the space.

  • Appropriate clothing must be worn at all times.

  • The equipment is provided as it, and cannot be reconfigured by a resident or their guests. 

  • DO NOT tamper or interfere with any equipment.​

  • Tables must not be moved under any circumstances.

  • Chairs may be rearranged providing it is done so safely, without causing damage and all furniture is returned to it's original location prior to leaving the area.  ​​

  • Nothing is permitted to be affixed to the ceiling, walls, furniture or equipment at any time. ​​

  • Offensive behavior or language will not be tolerated.

  • The user will under no circumstances use the amenities for any trade or business where they receive financial restitution.

GUESTS

  • Guests are only permitted to use the amenities if accompanied by a resident while using the amenities.

  • Residents accept full responsibility for guests, in their use of the amenities.

  • Residents must ensure their guests are fully aware of the rules of use.

CLEANING

  • All facilities including furniture, BBQs and any other facilities utilised must be left clean and in good order.

  • Rubbish should be placed in bins provided.

  • Additional cleaning charges may apply should the resident fail to clean up adequately prior to leaving the area.

RESTRICTION OF ALCOHOLIC BEVERAGES​

The Retreat (Pool, Steam Room, Sauna & Gym)

OPENING HOURS

  • Monday to Sunday - 5.00am – 11.30pm

USE OF THE RETREAT (GYM, SAUNA, STEAM ROOM , POOL & DECK)​​

  • The Amenities are intended for use by residents and/or guests only and only for the intended use of the space.

    • Guests are only permitted to use the amenities if accompanied by a resident while using the amenities.

    • Residents accept full responsibility for guests, in their use of the amenities.

    • Residents must ensure their guests are fully aware of the rules of use.

  • Respect others using the space:

    • Appropriate clothing must be worn at all times while using the Amenities and surrounding area.

    • All users must shower before entering the pool, sauna or steam room.

    • All users must dry themselves off before exiting the pool area.

    • Users must refrain from walking through common property whilst still wet.

    • All equipment must be wiped down after use. Disinfectant spray has been provided for all gym users.

    • All equipment is to be returned tidily to the appropriate location.

    • No food or alcohol is permitted in the Pool/Steam Room/Sauna.​​

  • DO NOT tamper or interfere with any equipment.​

  • Gym equipment must not be moved under any circumstances.

  • Furniture on the deck may be rearranged providing it is done so safely, without causing damage and all furniture is returned to it's original location prior to leaving the area.  

  • Children under the age of 16 must be actively supervised by an adult at all times.

  • No pets at any time in the Pool/Steam Room/Sauna/Gym.

  • Nothing is permitted to be affixed to the ceiling, walls, furniture or equipment at any time. ​​

  • The user will under no circumstances use the amenities for any trade or business where they receive financial restitution.

    • No glass
